Where is my roof leaking from?

A roof leak is often not directly above the stain on your ceiling. Water can enter the roof and travel along the rafters or the underside of the decking before it drips through the ceiling somewhere else. Most leaks start at a penetration or a joint in the roof, such as pipe boots, wall flashing, valleys, chimneys, skylights or nails that have backed out.

Water Travels Before It Drips

Because water can run along the roof framing before it drips, the spot on your ceiling is often several feet away from where the water is getting in. Sealing the area directly above the stain may not fix the problem.

Finding the source of a leak usually means checking the attic and tracing the water back to where it entered the roof.

Six Common Places Roofs Leak

Pipe boots. The rubber seal around a plumbing vent can crack over time from sun exposure. This is one of the most common causes of roof leaks.

Wall flashing. Where the roof meets a wall, the flashing has to be installed correctly with the shingles. Flashing problems often cause leaks during wind-driven rain.

Valleys. Valleys carry a large amount of water, so debris or installation problems in a valley can lead to leaks.

Chimneys. Flashing around a chimney can wear out or pull away over time.

Skylights. Leaks can come from a worn seal on the skylight or from the flashing around it.

Nails. A nail that has backed out or missed the decking can leave a hole under a shingle.

What to Do Until the Leak Is Repaired

Place a bucket under the drip and move furniture and valuables out of the way. If water is pooling in a bulging ceiling, a small hole at the lowest point can let it drain and limit the damage.

Take photos of the leak and note the date.

Do not go on the roof in the rain.

Repair or Replace?

If your roof is in good condition overall, a leak can often be fixed with a repair. If your roof is near the end of its life or has widespread storm damage, a replacement may be the better long-term option.

A roof inspection will show you the condition of the whole roof so you can make the right decision.

Related Questions

Can a roof leak be fixed in the rain?

A temporary cover can help stop further damage. A permanent repair needs a dry roof surface.

Is a small leak urgent?

Yes. Small leaks can become major problems, and water can damage decking and insulation over time.

Should I file an insurance claim for a leak repair?

Many repairs cost less than your deductible, and insurance generally covers sudden damage such as storms rather than normal wear. Your insurance agent can help you decide.

Will you show me what was wrong?

Yes. Your project manager will show you photo and video of what they find.
